A beautiful double room in a city townhouse is available for a student or professional from January 1st 2026. The room is bright and clean with a comfortable king-size bed, plenty of storage space, and a study. Palatine Square is in the heart of Soneybatter. The house is in a quiet little square with little or no traffic and a 5-minute walk to the Stoneybatter village, a vibrant, “village-in-the-city” vibe, known for a strong neighbourhood feel, mixing long-term residents, families, creatives and students. That creates a friendly, tight-knit community rather than an anonymous dorm zone. There are excellent cafés, pubs, restaurants and culture. The area is full of independent cafés, quirky eateries, bars and creative spaces. This makes it ideal if you enjoy going out, grabbing coffee with friends, or socialising in a relaxed but lively environment. The massive Phoenix Park is very close by, giving you access to outdoor walks, jogging, picnics, or a bit of nature when you need a break from work or studying. Convenience for commuting to many universities — Stoneybatter is especially handy if you go to TU Dublin Grangegorman (just a few minutes’ walk), but it’s still fairly doable to commute to other institutions via excellent public transport. Dublin City Centre is a 20-minute walk or an 8 to 10-minute tram or bus journey.
The tenants, Adrienne and Dermot, are a retired couple, very active and always on the go, travelling frequently. Adrienne's son, Oscar, is a full-time student who stays at his girlfriend's place as well as partly at home.
Living in Stoneybatter means a short walk or bike ride to the city centre; it’s close to Smithfield, Grangegorman Campus (TUD), and Phoenix Park, one of the largest city parks in Europe, which is a huge bonus for walking, running, or weekend picnics. There is good public transport via buses and the Luas (Red Line). We live five minutes from the Museum of Decorative Arts.
The vibe is overall laid-back, slightly hipster, full of history, and very walkable.
